Baby Boomers Hold Nearly Half of U.S. Real Estate

WASHINGTON -- Baby boomers continue to dominate U.S. real estate holdings, owning nearly 41% of all property nationwide, almost double that of millennials, according to analysis of Federal Reserve data show by the financial services company Self Financial

Despite making up less than 20% of the population, Boomers hold about $20 trillion in real estate assets and 51.7% of the nation's total wealth. Gen X owns about 29.4% of real estate and millennials hold just over 20%.

Real estate represents 22.7% of Boomers' total net worth, compared to 40.8% for millennials, who rely more heavily on property as a share of their overall assets, the analysis showed. Millennials' account for 10% of U.S. wealth, compared to Gen X, which has about 25% of the nation's wealth.

Experts say the imbalance reflects decades of home price appreciation, investment gains and limited supply that have made entry into ownership more difficult for younger buyers.
